SALT LAKE CITY — The downtown skyline is getting ready to change again.

Cushman & Wakefield Commerce announced Monday the planned development of a new downtown 24-story office building to be located on Main Street. The 111 Main Office Tower — designed by Skidmore Owings & Merrill and developed by Hamilton Partners — will be directly adjacent to the new Utah Performing Arts Center.

The ground floor will feature retail space, while the upper floors offer 440,000 rentable square feet of office area with the average floor size consisting of 21,000 square foot customizable sections, column-free design, floor-to-ceiling glass, with 9-foot ceilings and 16-inch raised floors throughout.

“This beautifully designed architectural icon reflects the strength of Utah’s prime urban center in Salt Lake City,” said Chris Kirk, senior director of office and investments for Cushman & Wakefield Commerce. “111 Main’s premier business address will provide tenants with the opportunity to work in the heart of downtown, just steps away from exclusive shopping at City Creek, cultural events including the new adjacent Utah Performing Arts Center, plentiful parking, public open space and mass transit.”

Preliminary designs include seismic engineering standards and increased energy conservation measures, along with numerous technological considerations such as redundant data and electric feeds from independent substations, voice and data lines with fiber optic capabilities and a location for tenant generators. The building will also offer state-of-the-art and customizable security systems with turnstyles and 24-hour manned security.

The development is scheduled to break ground in the summer of 2014 with planned occupancy as early as mid-year 2016, said Bruce Bingham with Hamilton Partners.

The Illinois-based commercial real estate firm also developed 222 Main — the 22-story, $125 million office building located just a block away on the west side of the street that is currently 85 percent occupied. Completed in December 2009, it was also designed by architectural firm Skidmore, Owings & Merrill, which designed the John Hancock Center and Willis Tower (formerly the Sears Tower) in downtown Chicago.

"Business activity is strong in Utah and Salt Lake City in particular," he said. "We think this building will come on at a time that will respond to demand in the market for class A office space."
