Face the music folks, we've got an upcoming generation of renters. The second round of the real estate crisis is beginning. Home prices are still 25-50% higher than the economy can handle. People who need to sell can't, people who want to buy can't afford it. A temporary solution is renting. Household income continues to fall and a significant percentage of our population now has no savings. Where are they supposed to get $10,000 to put down on a home?
If the average household brings in just above $45,000/yr how are they supposed to save anything? I'll wager 50% of working Americans are now living paycheck to paycheck.
There are going to be a LOT of empty houses sitting around for the next 20 years unless something major changes.
@patriot - Some people manage to do that without renting their home out...
As long as you have a good screening process, and build in protections that place liability on the renter (i.e. renter's insurance, adequate security deposit, etc.) then renting can be a good way to turn your property supplement income or hang on to properties.
Besides, letting a home sit empty can also have adverse affects on a home. With no one there to take care of basic maintenance and upkeep, homes can easily become distressed and lose even more value.
I am observing more generations of families living in one home. When one is out of work it is difficult to pay rent unless one is receiving help from a charity or church. Unemployment doesn't pay enough to cover all the expenses.
I just wish the rental costs would drop with the increase of rentals available. I'll be looking for a home to rent in about 90 days.. and I could use a decrease in my rent.
Prices on everything will eventually drop. Principles of economics say they have to because consumer purchasing power is dropping.
