The real estate industry has enjoyed a life past the advent of the internet that no other business has been able to do.....Consumers are what drive real estate and they are wanting to save money any way they can......especially in this world we live in today!

I've used Flat Rate brokerages and you get what you pay for... WOuld you really trust the sale of your biggest asset to a flat rate brokerage?? One that limits the amount of service by how much you are willing to pay?? They are excited about getting 8 listings in the first week, but will they be able to sell them in a competitive market where they LIMIT the service provided because they are not getting paid a full commission...RISKY!

Nothing more than re-arranging deck chairs on the Titanic. The OLD MEDIA(one) is looking for ANY way to avoid SINKING into oblivion.

Just ask any one of the many FLAT RATE providers how well they're doing? And, ask their clients how well they DID.

Yes, you get what you pay for . . . and today it takes more work than ever to get a RE transaction TO and THROUGH closing. Won't change anytime soon. Flat raters won't bring the experience and total package needed to get past the offer TO and THROUGH closing.

They days of LOW HANGING fruit are GONE!

No FLAT RATER can compete with FULL SERVICE . . . for ESSENTIAL SERVICE offered AND delivered.

Hey MediaONE . . . Just keep moving those chairs . . . and, never mind the iceberg.

Ahhhh and the hits keep coming.....Say as you will and do as you say.....Flat Rate real estate is here to stay! Denial......Flat Rate provides just as much service but with a discounted rate. Consumers are smart and want savings. Those who dis Flat Rate are obviously telling the consumer that they are not capable.....that's not very smart!

My fellow realtors. Everyone that is saying that M1 is going down just like other flat rate brokers needs a realilty check. It is about the sellers and the buyers not us (realtors) or the brokers. But wait, if your complaining maybe you are in it for you. How is saving people money a bad thing. Let's all sit back and watch a new broker take market share from us, or maybe we should embrace them and ask how do we get onboard. I mean really, we could never match the promotion they are hitting the Utah market with. Smart move M1 if we are going to compete all us in the industry will have to spend money to promote our listings. What a concept! And we were all told newspapers don't work. I for one support any new business that puts new jobs into our economy. Shame on all of you who think this is a bad thing!

M1 has done more promtion Media One Real Estate in one week then any of us have done in six months. How are they the same as other flate rate brokers who spend little if nothing on advertising.

The consumer will have the last word. What is intersting to me is the fact that many other discount brokers have come into town and no one even noticed. Then suddenly M1 appears and is attacked for taking advantage of an opportunity to start a new venture. I wish them success!

Most tradtional "Realtors" that feel that they are still worth 6% even with all the info on the internet may say that they have not noticed Flat Rate brokers cut into their business but make no mistake about it......Flat Rate listings are selling and "Realtors" are still making their selling commission.

The 20th century "Great Recession" has given us all a new light to live by. When we go to fill up our cars we look for the best price, when we go to lunch we order the special, when we shop for cloths we look for the best price,.........we (all of us) have had to tighten our budgets......consumers are more aware than ever that they have been mortgaging 6% of the purchase price of their home in order to pay "REALTORS" - So now that the consumer has the $8,000 tax credit why would they want to give that credit back to "REALTORS" if they have a chance of saving on commissions.......?

I think more than anything people are surprised M1 is going to bite the hand that feeds it. Real Estate companies have been pumping thousand upon thousands of dollars into the company, and now they are going to try and undercut their clients. I think that is the frustration Flat Rate.. I also don't think making cheap comments about others words is making you look any better. Reality is, Real Estate is a lot more complicated than "some" of these flat rate discount brokerages make it out to be. A full service brokerage really comes down to personal touch, experience, and consistent communication. For some reason there are many comments that have been posted to this site that have been deleted or edited for some reason. I find that troubling. However in light of this new development. It all comes down to sells. So pull the stats of this Flat Rate Real Estate company and see how many sells their agent or Broker has had, and I think the client will make the decision on use them or not.

You don't get what you don't pay for. Don't be surprised when the desired outcome is not achieved, there is a reason that full service costs more. When everything goes just right there are smiles all around. What happens when things get a little dicy and either party wants to change the deal halfway through or there are appraisal issues. An agent is more than a salesperson-an agent that is well connected in the community and has the experience of 100's of transactions under their belt is worth there weight in gold. There is a reason the best of the best in any industry are well compensated. Risk to Reward. Full service brokers take all the upfront risk and do not see any of the reward until the deal is closed. To all the consumers lookoing to buy or sell real estate I will say it again, "you don't get what you don't pay for."

Good idea by media one to get income for a sinking ship. Print was a dinosaur 3 years ago and now owners are realizing it and desperately looking for another source of income. When it comes to real estate though you need a personal touch and market expertise to have real success. Most people who have purchased real estate "THINK" they are an expert yet when I advise economists and others who speak publicly about REAL market conditions from someone who does it daily they are always shocked at the PERSONAL TOUCH that can help them make a smarter purchase than they thought themselves. Ask yourself, what is the average price per foot in your neighborhood in the past 30 days? How has your zip code faired in the market downturn?........to the tune of WHAT PERCENT? I provide answers to these questions daily to consumers. Bottom line....no discount "SERVICE" broker has gained major market share and none of them ever will. Simple economics, demand for GOOD, educated real estate professionals that provide a real service for a price EXISTS......therefore, Brokers like my self will stay serving the public.

Bluster about FLAT RATE and M1 being the FUTURE (iceberg?). Heard it for years.

Cloke it in the fakery of "everybody wants to save money". Sure enough.

Talk about the internet making Realtors obsolete. That's been said for years also.

Now, answer ONE question:

WHO is MOST qualified to do ALL the work getting a transaction TO and THROUGH closing? The MOST difficult RE environment in decades demands experience and skill? Will FLAT rate deliver? No! Has it ever delivered? No!

Today, perhaps more than ever, Realtors, good ones, earn EVERY dollar of 6% (or 7% or 8%!!).

Flat rate will always have a place along side FSBO and alternatives to full service. But, FSBO doesn't gets the job done. Neither does flat rate.

There is NO free lunch (I know Obama supporters will disagree!!). Likewise, there is no FREE (or effective flat rate) service.

Flat rate equals CUT RATE!

And oh yes . . . the internet is a great place to MARKET and FIND properties . . . not get them to and through closing. Getting THROUGH closing still (always will?) takes skill and experience. That's not available for less than 6%. Period!

I couldn't agree more with "Surprised's" comments. Pull up these Flat Rate brokerages and see just how much they sell. From experience I know they are the hardest agents to get a hold of when trying to show one of their listings(probably because they are working their day job). This isn't the service clients want or deserve. Statistics don't lie and until a Flat Rate brokerage sells more than the big companies in Salt Lake, I don't think they will be worth it.

Read any financial books and many investors will tell you it is worth it to pay a real estate agent or stock broker what they are worth because the return their investment will be great because of their knowledge, expertise, and advice.

Anyone that is willing to give up that much $ from the start probably won't go to bat for their clients when the transaction gets tough and won't be able fight for their clients' needs because they have already shown what they are worth.

Your marketing should be fare and not misrepresent
the fact that the sellers still need to pay the 3%
to a buyers agent on the MLS in addition to the flat rate.

No matter how a flat rate real estate company spins it...there is no comparison to the level of service you get with a full service brokerage. Successfully marketing the property to interest a buyer to write an offer is only about 40% of the process. Once the property is under contract there are so many thing that can come up to complicate the transaction. It makes a world of difference to have an experienced full service agent on your side...just ask someone who has experienced problems in selling their home.

I find it interesting that Media One is offering this service. I am curious to know how successful it may be as most full service real estate companies ultimately don't survive the real estate climate.

And what will you do when M1 is successful. What you are negleting to address is the fact that they are one of Utah's most powerful sources for news and information. I still read the paper everyday both in print and online and so do thousands of others. Admit it, that "Old Newspaper" actually is not old after all. They are embracing that which they have been doing for over 150 years. Promoting a business with what best for the consumer front and center. Your negative attitude will only help them to capture market share faster. Do you actually think the newspaper is going away becuase realtors and brokers say so.

All the Realtors complaining about "competition" and yet, they're on the Internet, doing their own advertising and have been avoiding newspaper advertising for years. Get real Realtors! You're not advertising and pushing your products well, so M1 is stepping in and offering to actually advertise properties. Because you've stopped advertising my house in the newspaper, you're getting my 6% and doing little to earn it. If you'd all quit whining and work (and advertise) you'd not be facing the M1 competition! What you all need is a waaaaambunalce.

Intersting, that the only folks who really care about this are us in the industry. There was an artical earlier in the week and all the comments from buyers or sellers supported what M1 was doing. Remember sales 101, listen to your clients needs. I am sure you all are very professional and only have your clients best interest in mind. But from the comments it sure is making us look like we are fighting for $$$$$$. Again I say what will we do if they are the one flat rate broker that is successful.

I wish the advertising/distribution arm of these two newspapers would do at least ONE thing right: get the dang paper to my front door in a timely, consistent manner.

Maybe there would be more advertisers (and less need for the advertising agent to go seeking three real estate brokers) if M1(NAC) did their CORE work more efficiently. That is, sell competent and competitive advertising in both print and online (relevant ads, not remnant national penny sales) AND strengthened their distributions efforts and goals.

Starting up a real estate brokerage? What's next, buying out the bankrupt car lots around town and starting an M1(NAC) dealership? Or taking over some defunct restaurant chain and offering dining options?

Flat Rate Realtor's are made up of seasoned agents and brokers that get it and are not in denial.......We don't make cheap comments either.....Realtors are not surgeons.....quit scaring the consumer.... they are smarter and more savvy than most Realtors......and yes all of the abrasive comments by Realtors against Flat Rate is great advertising for Flat Rate Realty......P.S. Google any "Blue Chip" franchise and the words flat fee or flat rate and you will see Remax,Century21,etc..etc.....Flat Rate Realty is all about the consumer and for the consumer!!!

What's next, M1(NAC)? Going to take over all the bankrupt car lots around town and start a dealership? Or maybe find a failing restaurant chain or big box electronics shop and start up that business?

How about doing your TWO CORE jobs right for once: Sell and place relevant ads in print and online (not national remnants for penny sales); Distribute with efficiency and fairness throughout the state the two newspapers that keep you, ahem, in business in the first place.

Flat fee real estate is truly a disservice to the client and I can not support anyone who stands behind this just trying to make a buck. Needless to say I will be immediately canceling my newspaper subscription that we've had for over 20 years.

There are some really inappropriate and unhelpful views expressed above on both sides of the issue. I am a full-time full-service Realtor at a large brokerage. There will always be a demand for a discount service & what that provides and there will always be a demand for full-service & unmatched skill. Its like that in ANY industry. Everyone is entitled to their preferences. Stop arguing. Anyone worth their salt welcomes healthy competition, and as long as Media One obeys the laws and doesn't harm the public, they can structure their brokerage however they want. Where media one real estate lacks tact is in the way they announced their arrival. Joining an indstry and then besmirching the profession by saying its not "rocket science" and insinuating other Realtors don't protect their clients best interest is not a good way to go about it. This is a small real estate community & establishing good working relationships with other realtors, not bullying, is key to being successful. I can't fathom that Media One didn't anticipate a strong reaction from the Real Estate community. But im sure the current buzz is not unwelcome. Even bad press is good, right?

Been on both sides, flat rate and traditional. I guarantee you get what you pay for. I can't wait to see one of these agents negotiate a short sale with little or no experience. Good Luck with that. Media One just helped me finally make a decision. Cancelling my subscription.

Just for the record.....If you can get 6% great...good for you....home run....I hope it sells while you still have it listed......but for the consumer that wants to save money and reserve the opportunity to still sell their own house flat rate - flat fee is for you.....EVERYONE HAS THEIR PLACE. Media One will dominate this market because of it's outreach.....all it has to do is offer a rebate to buyers and that the END OF THE STORY! Thank-you to all the Realtor's today that expressed their opinion(harsh at times)but never the less welcomed because these comments will be seen by consumers from coast to coast......Good night and may God Bless our soldiers fighting for our rights to express ourselves!!!

Polo shirt? Rocket science?

Agreed. Real estate is NOT rocket science. But, it's not like buying a polo shirt either. Selling and buying a home IS the MOST complex and risky transaction in most people's lives.

There is no arguement about competition. Competition is ALWAYS a great thing. Flat rate is not competition to full service Realtors. Is a "polo" shirt the same as a T-shirt? Both cover your body. But in MUCH different ways.

M1 is entitled to put whatever resources they wish into a flat rate real estate service. But, let's be honest about what M1 or any other "flat rater" is offering the client. Flat rate is not FULL SERVICE and by definition, never can be.

Today, full service is needed more than ever to get the job done. Without it, the outcome is predictable. How well M1 will do with their flat rate real estate service . . . is predictable.

. . . because buying real estate is not like buying a polo shirt (or T-shirt) at the local outlet mall.

Flat rate brokerages are just that FLAT!
They offer very little to a buyer and even less to a seller.

Why put your largest asset in a discount brokerages hands? Isn't there something to be said for good service? How long do you want to be on hold waiting for your "agent" to update you on your property? What about Open Houses? Client support? Do you want to be another listing amoung the hundreds of other desperate sellers?

Enjoy and call a real Realtor when you are about broke.

My question is, does media 1 get their $2,000 up front when they take a listing, or only when it closes?

All the discount brokerages I've seen require the money up front. When that's the case, they could care less if the house actually sells.

As a Realtor in this market I think I'd rather get $2,000 up front, and not have to worry about the property selling than wait for the property to close to get paid.

So which is really better for the consumer, Pay $2,000 for a house that doesn't sell, or pay $6,000 after your house sells?

MediaOne was created to print, distribute and sell advertising for the two daily papers through a "joint operating agreement" that keeps it from being seen as a business monopoly. But all of these other extracurricular activities, such as selling real estate, putting on expo shows, owning Wasatch Woman and Hometown Values and publishing a tabloid very similar to City Weekly is overstepping its bounds. I'm surprised someone hasn't filed a lawsuit against the company before now.

Well good for Media One, the real estate brokerage arm of Newspaper Agency Corporation (NAC). It appears that NAC is trying one last stab at making money before it completely disappears from view as a viable business!

Yes, I know! Sellers always want to save every cent they can. Maybe by hiring a discount broker, they'll save a dollar or two by not paying a full commission! I’ve got a few questions for these Sellers:

Is your discount Realtor experienced in the business, or are they brand new, wet behind the ears?

Is your discount Realtor aware of the newest laws, connected with the most effective mortgage loan officers and escrow officers?

If the Seller pays a flat fee, how does the Buyer's Agent get paid? If YOU were NOT going to get paid at YOUR job, how would YOU like the experience?

Most likely, you’ve heard the old saying, “You get what you pay for”! This saying holds true with regard to the marketing of real property!

Good luck selling your home! For 1% (or less), I certainly won't be showing it!

It seems to me that by insulting the large real estate brokerages in town, your new business venture will have difficulty in launching off the pad!

Sylvia have you read any of the comments????? Realtors still make their commission. If you say you are not going to show a listing because a seller paid a flat rate to be listed you are unethical and need to be reported to your local real estate commission.

There are obviously hurt feelings (egos) out there, and solid thinking behind SOME of the comments.
-There will ALWAYS be a market for discount service and products (Walmart).
-There will ALWAYS be a market for full service (Nordstroms).
-Yes, the CONSUMER decides the value they see in it and who to pay.
-But- MORE made a critical error in their launch message- dissing the industry that used to support it.

Here's how it will play out: MORE will get many listings; less than 3/4 will be satisfied; the agents that choose to for for MORE for a small salary will feel overworked and underpaid and move on; AND M1 will pull the plug on this little grasp at sand before going away, leaving people wondering how it went wrong. -It doesn't matter how appealing MORE is if M1 doesn't make $ (advertising $).

If a full service brokerage were adv. every day in M1, they would have to charge a 10% commission to pay M1's fees to advertise. And if you look at MORE's marketing plan- 80% of it is in niche publications that don't matter...Limited service. I've seen it all before.

It is not about you. How would we all look if when a buyer comes to us with a home they would like to see, we say "NO I am not going to show that home. That is crazy!!!! You make us all look bad.

One question for you. Who are you giving all your services too. You have no listings on your site! Is M1 really taking anything away from you? Or have they just made a very good business decesion to invest in our Indusrty. Time will tell, but please don't try to hurt a new Real Estate brokerage that is bringing new jobs to our economy. It really makes us look unprofessional.

Unprofessional?! When NAC compares selling real estate to rocket science, this is hardly less than insulting and terribly unprofessional! Let's see how much profit NAC's new venture brings in over the next year! With the loss of revenue from firms such as Prudential and Coldwell Banker, it will be very interesting indeed.

And Utah Realtor, isn't it interesting that the ONLY people who have made comments on the message board who give their real names are Realtors from Prudential? Hmmm...are you hiding behind your mama's skirts?! Being anonymous is hardly something to brag about! No guts, no glory! Use your real name the next time you want to address. Or better yet, send me an email. You do have my website handy, after all!
