My home's value has taken a beaten in the current market.

Nonsense. The market is overbuilt due to high prices. High prices are a huge factor in demand. Just because a population increases doesn't mean demand will. Population will affect demand but with tighter lending standards it takes a much greater population to create the same amount of demand that it did in previous years.
