The spiral down is gaining momentum as first one area then the next and the next attempt to 'revitalize' their dying business centers. The sad fact is that they are all competing for the same dollars and there are only so many dollars available. Cities rely very heavily on sales taxes (of which they get 100%) and sacrifice property taxes (most of which goes to school districts) to get it.

Every city wants a Gateway or Jordan Landing or a District. Every large project will be successful on paper for that particular city but will harm its neighbors. The District and Draper pull from Sandy. The new Cottonwood Mall will hurt Fashion Place and Midvale. And on it goes like whack-a mole as cities try to 'revitalize' what their neighboring city's development has blighted.

Check the increase in Utah's population over the past few years and the projected growth that IS coming at us Mr. Economic Darwinism...Each City is growing larger every day and making room for this tremendous growth...with an 80,000+ growth in Utah poplulation in 2007 you'll find these folks are all new and additional people my friend that need jobs, homes and a place to shop...Hang on and watch Utah double in size...Let's be positive!
