Construction of Midvale's San Moritz complex is an exception to stalled projects in Utah.

A bright exception to the projects stalled across the Wasatch Front is an upscale apartment complex in Midvale called San Moritz. Part of the Wasatch Management Co.'s European Collection, the multi-building complex encompasses only one land use — multi-family residential.

Financing for the development was cemented ahead of the crash, but the company is also succeeding because it's engaged in a very good project in a market that's right for it, the U.'s James Wood said.

Developer Christian Gardner agreed, calling his location superior.

"It's the geographic center of the valley, so that puts us (accessible) for anybody within the valley," Gardner said, explaining that people could live in his city no matter where they work.

However, retail projects within the city are at a standstill, said city planner Brian Tucker.

"We're kind of getting people who otherwise might have bought a big house somewhere on the outskirts," Tucker said.

The apartments, built on the site of a former federal Superfund area, are geared toward 25- to 40-year-olds, said marketing director Rikki Knight.

The complex includes a shared computer/office room and exercise facility. It also offers extra-large bathtubs, granite countertops and optional garages — amenities often reserved for owner-occupied units.
