Levy for $250,000 home varies across the state

Also, he said rates are lower in the county because many residences there are vacation homes — so owners must pay taxes on 100 percent of their value, instead of only on 55 percent of value that owners of primary residences must pay. Because taxes are paid on the full and not reduced value for many homes, overall rates are lower.

Meanwhile, Ogden can bemoan having six of the top 10 highest taxed areas in the state. Taxes within the city vary a bit depending on which water districts serve various areas.

But Ogden, Ogden School District and Weber County have among the highest taxes by governments of their type, so Ogden is the home of high taxes. The taxes in various parts of the city range from $1,940 to $2,257 on a $250,000 home.

The cheapest property taxes in Weber County are in a portion of Plain City, where it is $1,375 — or $882 less than in the most highly taxed part of Ogden.

Elsewhere along the heavily populated Wasatch Front, taxes tend to be higher (in descending order) in Salt Lake followed by Utah and Davis counties.

The highest taxes in Salt Lake County are in a portion of Salt Lake City that is also within the boundaries of Magna Water Co. and the Magna Mosquito Abatement District. Taxes there are $1,947 on a $250,000 home.

Next highest are three tax areas within West Valley City (served by a different mix of water and mosquito districts), where taxes range from $1,821 to $1,947 on a $250,000 home. The fifth highest is the Traverse Ridge area of Draper, $1,814 on a $250,000 home.

The lowest-taxed area in Salt Lake County is a portion of Murray, where taxes are just $1,210 — or $737 less than the highest-taxed area in the county.

The highest-taxed area in Utah County is Woodland Hills, $1,807 on a $250,000 home. Following it are Soldier Summit, $1,771; Draper (a Utah County portion on Traverse Ridge in the South Valley Sewer District), $1,758; Draper (Traverse Ridge outside South Valley Sewer), $1,713; and Mapleton, $1,677.

The lowest property taxes in Utah County are in Alpine, $1,306 on a $250,000 home — or $501 less than in the county's most expensive area.

In Davis County, the highest-taxed areas are Clearfield, $1,767 on a $250,000 home; West Point (portion served by Hooper water), $1,729; West Point (outside of Hooper water), $1,677; Clinton, $1,667; and Fruit Heights, $1,657.

The lowest taxed portion is an unincorporated area that pays $1,250 on a $250,000 home, or $517 less than the most expensive area.
