Give buyers a sign — Use directional signs to ensure that your home will be seen.

Create a warm welcome at the front door — Your front door is like a visual "welcome mat." Give it a fresh coat of paint, ensure the welcome mat itself is clean, and maintain the screen door in good repair.

Go on clutter patrol — Make your home seem spacious by removing clutter on dressers and countertops and getting rid of oversize furniture.

Give your potential buyers some space during showings — Don't make buyers uncomfortable by following them around and telling them every improvement that you have made.

Create a buying mood — Place fresh flowers on the kitchen table or bake cookies before prospective buyers arrive to give the home a pleasing look and aroma.

Obtain a qualified bank appraisal — This helps alleviate a buyer's fears that you are asking too much.

Internet specific tip: A picture's worth a thousand words — Take clear, crisp photos of your home, preferably from multiple angles.

Put safety first — Show the home by appointment only, escort your prospects as they tour your home and have all guests sign the sign-in sheet before leaving. Hide or remove objects of special value, and do not show your home alone or at night.
