Kaysville OKs commercial rezoning for west side

KAYSVILLE — Residents of the city's rapidly growing west side won't always have to head east for city services and shopping.

The City Council has unanimously approved rezoning another 6.87 acres of land from agricultural to general commercial on the city's west side. This means there are approximately 30 acres of commercial land in the area of 155 N. Angel St. that will one day be a commercial hub for the area.

The rezone adds a portion of commercial land that makes the available retail area there one large squared off rectangle. The city's planning commission also recommended approval of the new commercial land.

The land is near the 200 North corridor and about 1.6 miles west of the Kaysville I-15 exit.

"What we're looking at is a neighborhood commercial site," said Stuart Adams, a co-owner of the Adams Co., a development business, which has the land under contract.

He told council members he envisions the site as one day having a grocery store, gas station, restaurant and other shops, all easily accessible to nearby subdivisions.

"We've been working very hard with potential users," he told the council. "We have a significant commitment to the area."

Adams said the possible size of a future grocery store has not been determined.

Councilman Lynn Galbraith said his main concern with the future commercial area is how it may affect existing retail areas in Kaysville. Adams said he found a desire among residents in the area to have their own convenient commercial development.

"We want the best development there that is possible," councilman Gil Miller said.

The Adams Co. has a development agreement with the city for this retail area. It will be meeting with the council in the next month to consider a possible extension to the agreement's timeline.

Kaysville currently has two major grocery stores in town, Bowman's Super Store and Albertsons — both on north Main Street. These two stores are about two miles from the future western retail area.

Much of the east half of Kaysville is now developed and the west half is where the most homebuilding is now under way.
