Growth creates challenge

Ogden Valley seeks mix of open space, development

Some, however, are more concerned about what people do on the water. Bountiful resident Peggy Brown calls Pineview her favorite, but she refuses to come on the weekend because of the "dangerous personal crafts" that come too close to her boat and the alcohol being consumed around the beaches.

At build-out, Ogden Valley could have 16,000 homes. Currently, there is no true organization regarding where they must be. Stakeholders needed to decide if they wanted more guidelines. The recreational element calls for organization in the form of transfer development rights.

With TDRs, growth happens, but with more "green" provisions and fewer roads. They promote mixed-use development. Land is exchanged on the free market instead of handled by the government, but TDRs establish green preserves as well. Ogden Valley planners are thinking ahead.

"It's the Wolf Creek type of resorts that are going to be coming to the valley. There's a demand for that type of development and growth," Sands said. Wolf Creek Resort established the Middle Fork Wildlife Management Area when it was built.

County planner Kevin Hamilton notes that the discussion goes beyond the committee. Everyone is a stakeholder in this plan because the area is used by worldwide travelers.

However, participating stakeholders were careful in the plan to remember that the area is frequently used by locals and residents. Hamilton commends the community on coming together to solve the problem.

"The plan itself will just be used as a guide for future development and land use planning," Hamilton said.

Hamilton reminds all concerned that a general plan is just that: general. The county updates the general plan about every six years. Comments are encouraged. For information and to see the plan, go towww1.co.weber.ut.us/planning_commission/
