Poll finds 73% are opposing Wal-Mart

2nd study says adding store would benefit Centerville

• It is estimated that 60 percent of the disposable income of south Davis County residents for retail goods in the potential store's market area is currently being spent outside the area in north Davis County and in Salt Lake City. So south Davis County could easily handle more retail development.

• Regarding grocery stores, south Davis County seems to be overbuilt, and Albertsons and Dick's Market in particular would be affected by a new Wal-Mart's grocery sales.

• Commercial property values in the area would likely rise about 20 percent if Wal-Mart builds.

• Residential property values in the area would remain about the same, if the Wal-Mart has adequate buffering from existing homes. Without good buffering, values would drop, though there is a lack of data to compute residential values as well as commercial property values.

Jason Burningham, who worked on the study, stressed it only dealt with economics and that land-use issues still must be debated by the city.

The next Planning Commission meeting, July 28, will likely include more Wal-Mart discussions. When a decision will be made on the issue is currently undetermined.
